GENERAL SUMMARY
The Director of Sales reports to the SVP of National Consumer Sales and oversees and manages Account Managers consumer sales initiatives within an assigned region.  Works with each Account Manager directly to assign and achieve goals as set forth by the SVP and Company. The Director builds a close relationship and partnership with internal resources including Construction marketing, sales, billing, call center, training, operations and all departments as necessary. The Director works closely with external customers, namely Property Managers, COAs, HOAs and their associates and/or associated management companies. Provides and works a sound sales growth plans within the assigned region. The Director also handles issue/problem resolution with appropriate team leaders as necessary. 
 
ESSENTIAL RESPONSIBILITIES

Sales Growth – New property sales
• Focus Account Managers on their individual properties assigned and promote and plan campaigns for new sales & up sells within existing and new communities
• New Property Portfolio Activations: Work with Account Managers and with marketing and national account management.  Secure a calendar of events/time line for each property. Provide an action register and review the plan/time line with Account Managers. Work closely with Account Managers on the execution of the plan. 
• Works with National Account Management team to understand Portfolio Customer Agreements and interface with Portfolio Executives on as needed basis
• Schedule initial meetings with new properties to include Property Manager, Account Manager and Field Operations as needed
• Provide weekly calls with Marketing Director and Associates to provide stability in marketing needs, schedules and materials.  Insure a smooth roll out of all products and services.
• Recruitment & Training of new Account Managers on as needed and budgeted basis
• Provide leadership and focus on sales within sales territory.
• Hold accountability of Account Managers sales plans, property visits, knowledge and exceptional care of accounts assigned
• Visit assigned property’s with Account Managers on a regular basis with emphasis on Property Events and other on-site campaigns
• Provide productive feedback to management and positive reinforcement to team members
• Reporting of achievements within the assigned developments/ communities – Sales Growth
• Drive sales penetration to “Healthy Status” across designated properties:
o 80% Video Penetration
o 60% Data Penetration
o 50% Voice Penetration

Marketing and Corporate Partnership
• Provide and maintain a corporate relationship with necessary department leaders and associates to ensure  Account Managers’ ability to succeed  
• Work with director of marketing so that the Account Managers input is effectively communicated
• Understand the corporate marketing plan and communicate this to the Account Managers and Operations group at whole as needed. 

Customer Direct Marketing
• Provide a schedule that has small & large promotions on properties as new marketing offers are
rolled out
• Review in advance and with visits with Account Managers that the appropriate marketing material is in place and reviewed with the property manager
• Attend events to insure that they are set up and delivered in a professional and productive manor to promote & achieve new sales.
• Ongoing training and working with Account Managers as needed to reach sales goals

NON ESSENTIAL RESPONSIBILITIES

KNOWLEDGE, SKILLS AND ABILITIES

•  Excellent oral and written communication skills
• Strong public speaking/presentation skills
• Ability to manage, lead, train and hold accountable the team assigned
• Promote partnership and a productive sales force within the region

EDUCATION AND EXPERIENCE

•  4 year degree in Business and marketing preferred
• 7 to 10  years sales and marketing management in a service related field
• Experience managing employees and experience in the handling of HR related issues –
Personnel, Productivity and Training

 SPECIAL FEATURES

•  Ability to travel as needed
• Able to work as needed with any type of issue that may arise on a property
• Work with upper management as needed on special projects and new initiatives within the region as needed

  PHYSICAL REQUIREMENTS

• Able to easily lift a minimum of 50 pounds
